NPF Pensions Limited has restated its commitment to helping eligible Retirement Savings Account (RSA) holders overcome one of the major barriers to homeownership by accessing up to 25 per cent of their pension balances as equity contribution for residential mortgages.
The initiative, implemented in line with guidelines of the National Pension Commission (PenCom), is aimed at enabling eligible contributors, including police officers and contributing civil servants, to leverage part of their accumulated pension savings toward securing their first homes or primary residences before retirement.
NPF Pensions said the mortgage equity facility was designed to bridge the gap between long-term retirement savings and the immediate financial requirements associated with home acquisition, particularly the upfront equity demanded by mortgage lenders.
According to the pension fund administrator, eligible RSA holders can access the facility through a process designed to simplify application, verification and eventual disbursement, with digital application channels and support available at its regional offices.
Under the arrangement, an applicant is required to first obtain a formal offer letter for a residential property from a PenCom-approved Primary Mortgage Bank (PMB) or developer.
The applicant must also ensure that personal and biometric data records have been duly updated with NPF Pensions before submitting the RSA Mortgage Equity application, alongside the required supporting documents, either online or through any NPF Pensions branch nationwide.
Following submission, NPF Pensions undertakes verification of the application and coordinates with PenCom for the necessary clearance, after which the approved 25 per cent equity contribution is remitted directly to the designated Primary Mortgage Bank.
NPF Pensions said contributors seeking to benefit from the facility must have maintained an active RSA with a minimum of 60 months, or five years, of cumulative contributions.
It added that the amount available under the 25 per cent provision must meet or contribute toward the equity requirement for the mortgage, while the facility is intended for first-time residential home buyers or individuals purchasing a primary residence.
The pension administrator said its responsibility goes beyond securing contributors’ retirement savings, stressing that the pension system can also provide practical support toward improving their present living conditions where regulations permit.
It encouraged interested RSA holders to verify their pension balance, engage PenCom-approved Primary Mortgage Banks and commence the application process through NPF Pensions’ branches or official online platform.
